Tier 3 The flagship programme

The Watertight Handover Programme

One team designs, installs, tests and hands over the plumbing on your development. Nine steps, in order, from the first drawing to the day the keys change hands. Each step starts only when the one before it is finished and signed off.

01 Whether it fits

This programme is built for one kind of project.

We say early whether your development fits. If it does not, we say so and may point you to someone who does. That is quicker for you than a proposal that was never going to work.

It fits if

  • +You are building 50 or more residential units in Nairobi or another major Kenyan city.
  • +It is a new build or a full fit-out, not a repair or a patch-up.
  • +The plumbing scope is KES 3,000,000 or more.
  • +You have architectural drawings, or you are ready to get them. We design from them.
  • +You want one team to own the plumbing end-to-end, instead of managing plumbing subcontractors yourself.
  • +You can sign a scope and pay a deposit before work starts. Nothing begins on an open account.

It does not fit if

  • The development is under 50 units, or the plumbing scope is under KES 3,000,000.
  • It is a single home, an industrial building, or a rural site.
  • It is a government or public sector tender. We do not bid for those.
  • You need a handyman or a small maintenance job. That is below this programme.
  • You want work to start on site before the drawings are finished.
  • You are buying on lowest price. This programme is priced for accountability.

02 Where it sits in your programme

The earlier we start, the more the programme can protect.

Brought in at planning

We design before anything is ordered. Every pipe route, tank, pump, valve and water metre position is settled on paper, and clashes are resolved on the drawing instead of on the slab. This is the version of the programme that protects the most.

Brought in mid-project

Plenty of our work starts after the build has. We review what exists, verify it against site, and pick up from there. It is more complex and more time-pressured than starting at planning, so the scope is set from what we find. Khalif Holmes came to us at the first floor and is now on the thirteenth.

The programme runs for a minimum of three months and extends to match your project. Anything shorter is a repair job, and that sits outside this programme.

03 The nine steps

Each step finishes and is signed off before the next one starts.

That order is the assurance. It is what stops a decision being made twice, and it is why nothing gets covered up before someone has checked it.

  1. 01

    Design development

We build the 2D and 3D plumbing design from your approved architectural drawings. Everything after this is built from it.

You get2D and 3D designs, the scope document, a plumbing risk register for your development, and a plan for earning money from the water infrastructure after handover.

  2. 02

    Design review

We go through the finished design with your team and you sign it off. That signature locks the scope for the rest of the job.

You getA signed design document with the scope locked, and a coordination schedule lined up with every other trade on site.

  3. 03

    Procurement planning

We produce the materials schedule from the approved design: what to buy, who from, and how each delivery gets checked when it arrives.

You getA controlled materials schedule with a supplier plan and delivery checks. If you add guided procurement, our team runs the whole purchase for you instead.

  4. 04

Final working drawings and site check

We produce the final drawings and check them against the real site on a second visit. You approve them before they reach the installation team.

You getFinal 2D and 3D working drawings verified against site, and a clash report with pipe sizing and pressure zones worked out.

  5. 05

    Pre-installation briefing and sample room

We brief the site team against the approved drawings and build one room as the sample. You sign it off, and every room after that is measured against it.

You getA briefed site team and a signed-off sample room that sets the standard for the whole development.

  6. 06

    Installation, with drawings kept current

Our own team installs to the approved drawings. Every concealed run is inspected and signed off before it is closed in. Smoke, air and pressure tests are run at twice working pressure before any sanitary fittings go on.

You getThe completed installation, signed inspection records at every concealed stage, passed test results, and drawings updated as the site changes.

  7. 07

    Final commissioning

We confirm that water flows and drains correctly at every fitting across the finished installation.

You getPressure, drainage and pump certificates, issued per floor, stack or block as each section passes.

  8. 08

    Handover and user training

We hand the system over formally and train your people on it: where the valves are and how to work them, the pipework and fittings, and how to maintain and clean the system. We walk through the drawings with you.

You getA handover certificate, 3D as-built drawings, operation and maintenance manuals, technical data sheets, warranty certificates, manufacturer contacts, and quick guides for tenants and the property manager.

  9. 09

    Post-handover support

Building users and management log issues through our support ticket app. Issues are sorted and answered there, so you are not the person fielding them.

You getWorking access to the support ticket app for your building users and management team.

04 What is in and what is out

Both lists are agreed before the work starts.

Nothing on the right-hand list is a surprise later. If something there matters to your project, it is either handled by your other contractors or quoted separately and agreed in writing.

  • All nine delivery steps, in order, each signed off before the next
  • 2D and 3D design, and final working drawings checked against site
  • Clash resolution, pipe sizing and pressure zone calculations
  • Coordination with the architect, the main contractor and every other trade
  • Controlled materials schedule, supplier plan and delivery checks
  • Installation by our own in-house team

05 What we measure at handover

You can check every one of these yourself.

These are the standards the programme works to and reports against. They are written down at the start so there is no argument at the end about what finished means.

  • No leaks at handoverEvery line tested and signed off before the building changes hands.
  • Correct pressure at every outletWorking to the pressure agreed in your specification, and recorded.
  • Test certificates issuedEvery pipeline pressure-tested at twice working pressure, with the certificate to show it.
  • Your people trainedUsers can find the valves, operate the system and maintain it before we leave.
  • The handover pack signed overAs-built drawings, manuals, warranty and commissioning certificates, all in your hands.
  • Every concealed stage recordedSigned inspection records for each stage that was closed in.

06 What it costs

From KES 3,000,000, priced from your drawings.

Pricing is worked out from confirmed drawings: the number and complexity of water connection points across every wet area, with risers, pump systems and vertical distribution quoted on top. It is not a percentage and it is not a guess.

The price is locked before the project begins. Work starts on a signed scope and a deposit. If something changes later, we tell you what it costs and wait for your approval before acting on it, so the number you agreed is the number you keep.

Start with the seven decisions.

The Plumbing Risk Register maps the seven decisions that decide whether your development passes handover, and where remedial costs are born. Read it against your own project first. We email it straight away, with no call and no pitch.
